Clonbalt Woods, set in a magnificent rustic setting, is
located on the edge of Longford town.
Longford town is situated in the centre of Ireland on the
banks of the River Camlin and on the Dublin-Sligo road.
It is a progressive town with a population close to 10,000,
rich in historic and literary associations, Longford combines
the best features of both urban and rural Ireland. It retains

and also has plenty of shops and several shopping centres
including two new centres.
Longford is an exceptionally well-equipped town with regard
to recreational and social amenities. There is an excellent
18-hole golf-course, while facilities for field sports and
indoor sports are superb. Those fond of the outdoors will
have a choice of fishing, boating and canoeing on the nearby
rivers and lakes, most notably is the River Shannon which
is only four miles away. There are major riverside centres
at Clondra, Rooskey and Tarmonbarry, all within 10 minutes
drive. There are also many excellent scenic lakes in the
immediate proximity.
The Backstage Theatre and Centre for the Arts is a recent
addition to Longford and is one of the leading theatrical
venues outside of Dublin. It features regular performances
by professional companies of actors and musicians. The new
Cineplex and many societies that flourish in Longford provide
an excellent opportunity to meet and have added to the cultural
development of the area.
The Clonbalt Woods development is eligible for generous
tax relief for owner-occupiers under the Rural Renewal Scheme,
which applies in Longford. Purchasers of new houses can
offset 50% of the construction costs of the house against
their taxable income over a period of 10 years.
